Net sheet questions

Ask us a question
What is a seller net sheet?

An estimate of what you keep from a sale: the price, less your loan payoffs, commissions, the title policy and deed tax, closing fees, your share of the year’s property tax, and any credits or repairs you agree to.

What is the documentary stamp tax on a deed?

A Florida tax on documents that transfer real property. Outside Miami-Dade County it is 70 cents on each $100, or part of $100, of the price. The law makes every party to the deed liable for it; the contract says who pays, and it is usually the seller.

How is the owner’s title policy priced?

Florida sets the premium by rule: $5.75 per $1,000 of the price up to $100,000 and $5.00 per $1,000 from there to $1 million, with lower rates above that. Your title agent quotes the exact figure, and may apply a lower reissue rate if you have a recent policy.

Why is my property tax a cost at closing?

Florida property tax is billed in November for the year that is ending. If you close before the bill is paid, you credit the buyer for the days of the year you owned the home, because the buyer will pay that bill.

What does a homeowners association charge at closing?

The association gives the title agent an estoppel certificate stating what is owed. The state caps its fee at $299, plus $119 if it is needed within three business days and up to $179 more if the account is behind. Unpaid dues and any transfer fee are settled at closing too.

Are commissions fixed?

No. Commissions are negotiable, and what you pay is set in your listing agreement and the purchase contract.

Where do the real figures come from?

Your lender’s payoff statement, your title agent’s quote and settlement statement, your county tax bill and your association’s estoppel certificate. This sheet is for planning; the settlement statement is the final word.
