Information we collect

When you submit a form on this site (for example, a contact, valuation, showing or rental request), we collect the information you provide, such as your name, email, phone number, what you are interested in and your message. The form also sends your IP address and browser details, which we keep with your request to guard against spam. Your request is stored securely and emailed to Elite Realty Agency, and to the team member it is addressed to, so we can follow up with you personally.

To keep automated spam out, our forms run a background check from Cloudflare Turnstile when you use them. It looks at your browser and connection, not at what you type, and never asks you to solve a puzzle.

Our site assistant and customer records

The chat assistant on this site is provided by Broker&Agent, the system Elite Realty Agency uses to keep track of the people we work with. Its answers are written automatically. To keep your conversation and remember your visit, it stores a random visitor number in your browser. It records the pages you view on this site, the homes you view or save, searches you save and figures you enter in our mortgage calculator, and it keeps the messages you send it.

If you give us your name, email or phone number, through a form or the assistant, that activity is added to your record so our team can help you with the homes you are interested in. You can clear the visitor number at any time by clearing this site's data in your browser.

Saved homes

Homes and searches you save are kept in your browser on this device, and are also recorded with your visit as described above.

How information is used

Information you submit is used to respond to your inquiry and provide the real estate services you request. We do not sell your personal information.

Security records

Our servers keep a record of requests for listing pages and searches, including the IP address, browser, page and time. The MLS that supplies our listings requires this record, and we use it to protect the listing data and to detect misuse. It is kept as a security and compliance record and is not used for marketing.

Analytics

This site measures its own traffic with privacy-preserving, first-party analytics. That measurement sets no cookies, uses no local storage, and stores no IP addresses or other persistent identifiers. Visits are counted with a short-lived anonymous signal that cannot identify you and resets every day. We record only aggregate information such as pages viewed, the site that referred you, approximate region, and interactions like searches or inquiry submissions. Browsers signaling Global Privacy Control or "Do Not Track" are not measured at all. Aggregated statistics are retained; the underlying event data is deleted on a rolling schedule.

Third-party services

This site uses third-party services to operate: Stellar MLS listing data; maps from OpenFreeMap, drawn from OpenStreetMap data; hosting, security and spam protection from Cloudflare; Broker&Agent for the site assistant and our customer records; and an email delivery service used to route your inquiry to our office.

The rental listings on our Rentals page, and the resident and owner portals, are provided by AppFolio, our property management system. AppFolio collects information under its own privacy policy when you view those listings or use the portals, including its own analytics and fraud-prevention tools. These providers have their own privacy practices, and links to third-party sites are not covered by this policy.
