Selling a home in Central Florida
The steps to selling a home here, from the valuation and the asking price to closing.
Steps to selling a home
-
Step 1: Home valuation
Request a home valuation. An agent reviews recent comparable sales in your subdivision and replies with an estimate.
-
Step 2: Asking price
The asking price is set from recent sales and current listings in your subdivision.
-
Step 3: Preparation and staging
Small repairs, cleaning, decluttering, staging and tidy landscaping, done before the photos are taken. A checklist is below.
-
Step 4: Photos and listing
The home is photographed and listed on the Stellar MLS, where other brokerages and their buyers can see it.
-
Step 5: Showings
We schedule showings and pass on feedback from buyers and their agents.
-
Step 6: Offers and negotiation
Each offer sets a price, contingencies and a closing date. We go through each one with you, and you decide whether to accept, counter or decline.
-
Step 7: Inspection and appraisal
The buyer inspects the home and the buyer’s lender orders an appraisal. Either can lead to a repair request or a change to the price.
-
Step 8: Closing
We work with the buyer’s agent, the lender and the title company through to closing day, when you sign and the sale proceeds are paid.
Preparation checklist
Things to do before the home is photographed and shown.
- Declutter and depersonalize main living spaces
- Handle small, visible repairs
- Deep clean and brighten rooms
- Boost curb appeal (tidy landscaping, clean entry)
- Neutralize odors and let in natural light
- Gather documents (warranties, updates, HOA info)
How do you decide on a listing price?
Pricing starts with recent comparable sales and current activity in your specific subdivision, adjusted for your home’s condition and features. We show you the comparable sales the price is based on.
What does it cost to sell?
Selling costs vary and are agreed to in writing before the home is listed. Ask us for an estimate of the costs for your sale.
Do I need to make repairs before selling?
Not always. Some repairs add more to the sale price than they cost, and others do not. Ask us which ones apply to your home before you spend money on it.
Schedule a seller consultation
Ask for an asking price range, a preparation list and a timeline for your home.
